After dominating the luxury residences segment, Ayala Land Premier is taking commercial spaces to new heights

Ayala Land Premier (ALP) is known for its grand and spacious residential developments. As the luxury arm of Ayala Land, Inc (ALI), it erected some of the most coveted addresses in the metro including Park Terraces, Two Roxas Triangle and West Gallery Place. Now, ALP is taking on its inaugural venture into commercial real estate with the construction of One Vertis Plaza.

One Vertis Plaza is located at the southern edge of Vertis North and fronts the tail end of Vertis North Gardens, giving the building unobstructed views on its northside. “What the 45-hectare Vertis North presents is a large scale, master-planned city center enhanced by an unbeatable, highly-connected location. To keep the building spacious and luxurious, each floor offers a maximum of 10 office units ranging from 101-325 square metres. Locators have already aligned clients from floor buyers to individual unit owners to purchase almost 70% of the available office spaces. ALP will reserve a few of the top most floors for future use.

One Vertis Plaza currently stands to be the only luxury commercial space in the immediate area. It will stand 43-storey's high. Among its grand features is a grand motorcourt dubbed as The Concourse, which cover 1,800 square metres of the property to give tenants a luxurious experience in entering and leaving the building. It also boasts a double-volume height lobby for that is reminiscent of grand hotel lobbies. The entire building is designed with glass exterior to maintain a classic sophisticated look that will stand the test of time. There will be 16 high-speed elevators catering to the different floors powered by a sophisticated destination control system to efficiently transport tenants to similar floors. The average selling price as of August 2019 is PHP 352,193 per square meter, inclusive of value-added tax.

Beyond the aesthetics of the building, it aims to be the very first AAA, LEED-certified tower in Quezon City. One Vertis Plaza’s sustainability features include a central location encourages pedestrian movement, providing both retail and service establishments, as well as easy access to transportation hubs. It has 100% glass façade using low-e, double-glazed glass, providing ideal insulation from outside heat and keeps out UV, infrared and ultraviolet rays. This lowers energy consumption derived from air-conditioning systems. There’s also water-efficient plumbing fixtures, energy-efficient lighting fixtures, rainwater management system and materials recovery facility. The high solar reflectance index for external flooring and roof deck, contributes to the tower’s overall insulation.
